    Hello, I am in need of legal assistance to protect me. I’m a renter in Los Angeles county dealing with an illegal landlord and an illegal sublease. The management company is aware of the illegal activity on her part as well as my rent going towards my “landlord”’s (who actually is a renting tenant not owner of condo) other unit which she resides and rents along with her boyfriend (that particular unit lease under her boyfriend’s name and her name is on the master lease for the unit which I’m renting a bedroom in.). All of this coming to fruition in March when I found it Unlawful Detainer taped to the door of the residence that I’m renting from and discovering the management company had no idea I was subleasing as well as it being a direct violation of the terms & conditions of the master lease for my “landlord” or as I should say “illegal landlord.” Claymine be unlawful detainer was for breeze in late payments from prior tenants before I moved in I took her word for it and found out several days ago that in fact nothing was paid for January or February even though I paid $1500 each month which obviously went for her units since her boyfriend moved out and she was taking care of the rent herself. Before I found out about the embezzlement of my rant I went ahead and signed a 30 day notice of termination of the lease and now in faced with having to re-cancel and withdraw my signature because of my discovery as well as my concern over my $1500 security deposit ever be returned to me. I’m not sure how lawful my plan is but it’s the only thing I can think of at this point that would guarantee the return of my security deposit In which I do need in order to move into her new apartment of my own. And addition I have done my own research with the new developments I’ve discovered that my building is under rent control stabilization ordinance. I’ve learned that very fact and the nature in which my illegal landlord is attempting to end my tenancy ( aside from the fact it was completely unlawful from the beginning) and the contract lease agreement we signed together is hense null & void apar from certain “implied” aspects of it- she is so responsible financially assist in the relocation and I’ve had several lawyers give me free consultation and advise me to even see her in court. I’m not looking to make this a drawnout situation but I need to protect myself for the next 30 days as I save for & secure my new place and she’s already become retaliatory showing up unannounced late at night harassing me and calling the police on me to have me removed. This individual obviously has no clue or even an elementary understanding of Tenant/Llord laws & rights let alone due responsibilities. Certainly didn’t seem to understand the severity of the UD she was named in. Please give me a call and help me with this

    I am being bullied at HUD complex for independent seniors because I have PTDS and don’t like to socialize. I have brought this to the staff several times only to meet with that’s not happening. I did go by the office and heard then laughing that I deserve to be bullied because I don’t socialize. The bulling has now escalated to physical. You would be amazed what injuries can be inflicted without me being about to prove. I ended up in the ER for 5 hours because of this. The manager even refuses to move to another unit. Who can I report this to without getting thrown out – because that is what the tenant representative it implying will happen to me if I keep up trying to report this.

    my manager does not want to renew my section 8 lease. wants me out by may 1st 2018.what can I do? my lease says my contract expires on may 31 st 2018.

    Dear Ms. Obele, I received your letter on April 13th stating concerns of sanitation in my kitchen. I can assure you that my unit is clean, as I have a professional clean my home once a week for the past year. You can inspect the kitchen with the homemaker present, as well as a health inspector, so that we have documentation, and witnesses to your attempt of scapegoating the issue of rabid rat and cockroach infestation, due to poor management, and trash maintenance by Concord Housing.


    Many tenants of both buildings have been communicating about our concerns with heath hazards, and housing code violations here at Concord Housing . Rain pours down in my unit as I type this letter. It has been a consistent problem since the day I moved in. There is always flooding in the halls, and other units as well, causing fear of black mold and other respiratory problems. The trash is running over the trash receptacle, and is pouring out onto the floors in the trash rooms, because there is no adequate dumpster for trash disposal for all of the residents of Concord Housing. These are the breeding conditions that cause the infestation of both Concord Housing buildings with cockroaches and rats. People are being bitten by rats in their beds. Food is being contaminated by cockroaches and rats. The brand new stove that was put in my unit was destroyed by rats chewing the wires, and no longer works. The technician you sent to repair the stove said it needs to be replaced, and that no one deserves to live like this. The stove has still not been replaced or fixed for 2 months.


    Cockroaches are proven or suspected carriers of the organisms that cause the following infections:


    •Salmonellosis


    •Typhoid Fever


    •Cholera


    •Gastroenteritis


    •Dysentery


    •Leprosy


    •Plague


    •Campylobacteriosis


    •Listeriosis


    •Giardia


    Cockroaches can also trigger asthma and other allergies as well as spread E.coli, Staphylococcus aureus and Streptococcus.


    Diseases directly transmitted by rodents:


    *Hantavirus Pulmonary Syndrome


    *Hemorrhagic Fever with Renal Syndrome


    *Lassa Fever


    *Leptospirosis


    *Lymphocytic Chorio-meningitis (LCM)


    *Omsk Hemorrhagic Fever


    *Plague


    *Rat-Bite Fever


    *Salmonellosis


    *South American Arenaviruses (Argentine hemorrhagic fever, Bolivian hemorrhagic fever, Sabiá-associated hemorrhagic fever, Venezuelan hemorrhagic fever)


    *Tularemia


    I request Concord Housing to actually fix the aforementioned problems, rather than use a false narrative to scapegoat me for the decay, and infestation of rats and cockroaches of both buildings.

    I live in San Diego and I’m under a HUD vaulchers program and I have had to get two restraining orders against neighbors who have harrassed and threatened my life. Can they remain in the location with a restraining order against them?

    My name is Jordan Taylor, I am a community organizer in Poughkeepsie, in the Hudson Valley region of New York. The Rip Van Winkle House is a HUD LIHTC Section 8 building. After an electrical fire, the tenants of the building have been experiencing a lot of management issues and initimidation. They are afraid of being pushed out. How can we find out when the HUD contract ends? If it ends soon, how can we extend it? We need to know as soon as possible, thank you!

    How a Albany NY family court judge Maney gave people section 8 and Albany housing and these people was not on a waiting list.People have to wait years on that list and for this man to take there opportunity away from them when it is there turn on the list by doing what he did these people has to wait more time,nothing fare and impartial about that.These people were in a scam with this man to say I am crazy to try and take my money from me in which I am entitled to under the law.He did this to try and help this prostitute,Zaida colon a get out of jail free card and the charge attempt murder.What can be done about this to make sure all hud applicants are treated equal.

    My landlord xia desomone has cameras in my home and section 8 equiptment inside my house and my hallway.I do not even receive section 8 at all and I want my money back because I payed 1500 dollars security and the cameras was not there then but when I came back to move in these cameras was in my house.I even suspect that they are in my bathroom as well and I just paid 1000 dollars.I was hoping you can help me.I never even met her and she used this man to do the business and this lady tried to say I was crazy a plot with governor Cuomo who has been harassing me in the last 6 houses I rent has been the samething.

    am i legally required to pa rent on an apartment unit that violates implied warranty of habitability; building has been cited with numerous violations by code inspector. apartment is rent stabilized in los angeles. thanks.

    My name is Evelyn Renee McLaughlin and I live at West Hyland’s Apartments (Tidmore Management Corp) 737 W College Street, #22, Athens TX 75751 which is a HUD apartment and I’m on disability.


    I moved here on July 24th 2017 and the deposit was at $400.00 and pet deposit $150.00 – I was given the opportunity to make payments with mt rent payments that they would work with me. Since then I believe a new company bought these apartments and now I’ve been told that I have to pay all deposit balances no later than December 31st 2017. I have been making $50.00 payments with my July, August, September, November and managed to pay a $100.00 extra payment during August because I cancelled my car insurance per I couldn’t afford a car payment anymore.

    Well, on December 1st 2017 I will have the balance of $100.00 left on the regular deposit but I’m not going to be able to pay the pet deposit $150.00 by December 31st 2017. I just don’t have extra money and already can’t afford Christmas for my family. The manager Stephanie Cass said it has to be paid all deposits in full no matter what by December 31st.


    What’s going to happen to me? I can’t afford to move. The Crisis Center here in Athens helped me move here with volunteers. They can’t help me with this deposit issue.


    I’m scared and don’t know what to do. Please help me.

    Hello,


    My I live in a Housing Choice Voucher unit in Stanislaus County. My son has a developmental disability and is disabled and he recently was approved for IHSS and I am now his IHSS provider.


    Per Federal regulations under HUD 24 CFR 5.609 © (16) Amounts paid by a state agency to a family with a member who has a developmental disability and is living at home to offset the cost of services and equipment needed to keep the developmentally disabled family member at home.


    If child has developmental disability , and live with the provider who is their parent and is living at affording housing or any kind, then by law IHSS income is exempt according to 24 CFR 5.609 © (16)


    On the w-4 form, it will be written as 2014-7 EXEMPT.


    Changes were made to the Medicaid waiver program or IHSS for disabled persons who live and resides with their care providers. IHSS payments that I receny started receiving are deemed to be EXEMPT from federal taxes and are not to be consider as earned income or wages -but EXEMPT, which in essence means that income is ZERO.


    Please help me to assure that Stanislaus County housing commission fellows the regulations & educate them of the federal regulations code 24 CFR 5.609 © (16) and that it shall not be counted as income. They recent my informed me in person that HUD does not exclude IHSS income. I am aware that some counties are in compliance & others are not because they are not properly informed of the regulations.

    OUR HUD HOUSING APTS FOR ELDERLY & DISABLED : MANAGER IS SO OUT OF CONTROL. BULLING, MAKING UP OWN RULES, DISRESPECTFUL TO US & STAFF HERE . WE HAVE TENANTS ASSO. BUT NEED MUCH HELP ? THE BED BUG SITUATION HAS BEEN HERE FOR AT LEAST ONE YEAR & OTHER PEOPLE WHO HAVE LIVED HERE 15-30 YRS. SAID 3_8 YEARS. A 97 YR. OLD LADY HAD TO SPEND OVER $4500.00 ANOTHER COUPLE DISABLED SPENT OVER $3500.00 IN LAST FEW MONTHS. ANOTHER MAN HAD HIS APT SPRAYED 9 TIMES IN 2 MOS. & NOT EFFECTIVE. ASKED THE MANAGER IF HE COULD HAVE HIS OWN COMPANY TO GET RID OF THEM PERMANATELY. SPRAY IN WALLS, HAVE TO DRILL HOLES & THEN WILL PATCH & PAINT AS IF THEY NEVER HAD BEEN THERE FOR $1800.00 HE WOULD PAY FOR IT & SHE SAIDABSOLUTELY NOTALL APTS HAVE BEEN INVOLVED ARE NEXT TO ONE ANOTHER OR ABOVE ETC. SO MANY INCIDENTS WE HAVE RECORDED & SOME SIGNED AS VERY UPSET HERE & UNCOMFORTABLE IN THERE OWN HOME HERE.

    We are a facility funded by HUD & have a young very nasty , but smart manager here that only makes more trouble & problems for the tenants who are elderly & disabled. we have tried all that we can, but need some body who knows how to handle this out of control disrespectful woman. we have 114 units & almost every one has been hurt or in some way disrespected & denied reasonable acomidations depending on who u are & her mood. Even the Cooridinator is ready to call it quits as she takes so much abuse buther hands are tied as works for owners of building but under HUD…Need advice..

    Dear Save Our Homes,


    I am a stockholder in a multi-family housing cooperative in Massachusetts which receives Section 236 & Section 8 assistance and is subject to the provisions of 245.100.


    My question is that in considering starting a Tenants’ Union/Organization, can and/or must the current Board of Directors be excluded from such meetings so as to abide by the requirement that meetings be “completely independent of owners, management, and their representatives.”


    Further, the statutes leave unclear whether stockholders in a cooperative are considered “owners” (they technically own shares in the corporation but no real estate).


    Any information or advice is much appreciated.
